Yesterday, an information meeting "Islands - attractive destinations in the Mediterranean" was held in the Chania region, on the sidelines of which interesting information was given. Deputy Regional Governor for Tourism, Kyriakos Kotsoglou, confirmed that the number of short-term Airbnb rentals in Chania is growing rapidly and has already far exceeded the number of beds available in the regional unit's hotels.
The data provided clearly illustrate the scale of growth recorded in this part of the market. Over the last 4 years, the number of beds offered by AirBnb in this prefecture has increased by as much as 47%. Currently, the Chania region's short-term rentals offer 64,000 beds, while the region's hotels offer 50,000 beds. An even greater jump was recorded in the Heraklion prefecture, where the increase was as much as 52% (23,209 in 2019, 35,305 in 2023).
The strong expansion of the short-term rental base in Crete is also confirmed by data collected by Insete Intellignese. Data for the entire island show that compared to June 2019, the increase in the number of beds in this type of accommodation is on average 45%. Four years ago, Airbnb offered 103,000 in Crete. beds, this year it was 149 thousand. places. For comparison, the number of hotel beds increased by only 4% between 2019 and 2022.
Unfortunately, these increases have led to a significant oversupply of beds in Crete. Until recently, there were approximately 300,000 beds available on the island. Currently, their number is slowly approaching 500,000! But AirBnb is not solely responsible for this growth. Recently, many small, older hotels have expanded and increased the number of rooms offered. It is also worth adding that these places have also recorded a large increase in tourist interest.
Unfortunately, increasing the number of beds does not guarantee high occupancy. Despite the increase in the number of arrivals to Crete, many entrepreneurs complained that occupancy remained lower than usual. As the first statistical data show, hotels with the highest number of stars had problems in particular and did not fare as well as expected. The decline in bookings was especially recorded in the Elounda area on Mirabello Bay, where many five-star hotels are located.
The reasons for this change seem quite obvious. Months of economic crisis caused some people to approach their holidays very economically. Not wanting to give up their rest, they chose cheaper AirBnb accommodation offers, including preparing their own meals. The second noticeable tendency is the choice of a quieter holiday in a small hotel, instead of staying in a hotel behemoth capable of accommodating 500-1000 people.
