The eastern end of Crete is one of the last places on the island that has so far escaped mass tourism. However, everything indicates that this state of affairs will soon change. In the second half of 2023, it is planned to start works related to the construction of a large hotel and leisure complex. This facility is to be built in Kavo Sidero, the most north-eastern tip of Crete.
This investment, currently worth EUR 270 million, has been pushed through since the mid-1990s. So far, it has been successfully stopped, even the inhabitants of the area are opposed to it. The Kavo Sidero Peninsula is a unique part of Crete, and turning it into a tourist resort means irreversible changes to the landscape. Kavo Sidero is part of the UNESCO Geopark, and the European Union has twice included this area on the list of protected Natura2000 areas. In its close vicinity there are many archaeological sites and several unique beaches.
This investment is to cover an area of over 10,000 hectares, and after completion, it will become a hotel base that will provide tourists with access to 2,000 beds. There were also plans to build golf courses here, the irrigation of which would require gigantic amounts of water.
Negotiations between the investor and the owner of the land are currently underway, concerning adjustments to the annual rents paid under the concession agreement for the exploitation of the land. The goal of the investor, i.e. British Minoan Plc., is to reduce this remuneration, because the original project assumed the construction of as many as 7,000 hotel beds here. The concession agreement was signed for 40 years with an option to extend it for another 40 years. Minoan is expected to start paying rent once the final building permit is issued.
Another novelty is the recruitment of Savills, an international real estate investment management company. Its task will be to help people who are already working on this investment and to prepare further development of the properties that will be built in Kavo Sidero.
The construction of the hotel complex in Kavo Sidero is not the only investment of this type that raises serious doubts and resistance among the inhabitants and lovers of Crete. Quite recently, we wrote about the construction of a hotel complex on the Paligremnos cliff in Plakias. Although the Investor managed to start the first works on the cliff there, the project was temporarily stopped. Additional doubts regarding this construction are also raised by the fact that the cliff is located in the place of a tectonic fault, i.e. a place particularly at risk of strong earthquakes.
For several weeks, public opinion has also been agitated by the plan to build a giant hotel in Falasarna. This facility would take up most of the land on the central Falasarna beach. In this case, the hotel complex would offer 850 beds. Let us note that Falasarna is also included in the Natura2000 list of protected areas.
So far, the inclusion of unique places requiring special protection on the Natura2000 list has helped to protect them from the temptations of aggressive investors and transform them into tourist resorts. For this reason, hotel giants in Elafonisi, Balos and other such places have not yet been built. However, the Greek authorities in recent months have voted for such footnotes that significantly facilitate this type of predatory investments in the protected areas of the coast of Crete. Unfortunately, with such decisions, Greek politicians directly contributed to the irretrievable destruction of these unique places.
